Karen Oriana Fellner, AIA
About THE TEAM
Karen Oriana Fellner grew up in South America, watching her dad - a TV producer and photographer, and her mom - a journalist and teacher, work really hard and loving their work. She moved from house to house, apartment to apartment; where she captured memories of neighborhoods, rooms and living rooms that she liked to explore - the stained glass at the double height staircase, the blue mosaic in the kitchen countertop and a row of hanging ferns. The little things that made each place a special one.
Karen’s interest in architecture and design has been always there. Her mom owned several encyclopedias, one of them on modern homes and furniture, and accent wallpaper, which she liked to read over and over. She watched the construction of a school from her living room balcony, which sparked her interest in the construction field. She wanted to know how buildings became buildings. The balcony had an italianate balustrade, the roof had Spanish red clay tiles and the fence had a Victorian wrought iron style. In school, she excelled in math and physics, she loved art - she was into Modigliani and Guayasamin.
She entered Architecture School at the State University in Guayaquil, Ecuador and after 2 years she moved to New York City for an opportunity to study Business Management. She lived in the tree-lined Park Slope, Brooklyn and after obtaining her Business Management degree, she realized there is no better place to study architecture than New York CIty.
Karen is a registered architect in New York State and an active American Institute of Architect (AIA) member, and holds a Bachelor of Architecture from The City College of New York/CUNY. She has been certified as a LEED Green Associate and is currently working on obtaining the LEED AP Homes certification.
She has sixteen years of experience in the architecture and design fields designing residential projects, single-family houses, apartments, K-12 education buildings, high end corporate interiors, retail and private residences in NYC, New Jersey, and Westchester County, NY. She collaborates with owners, engineers, contractors, project managers, tenants, manufacturers and vendors to achieve all project goals. Her work at Gensler & Design Republic have provided a solid foundation to the areas of Workplace interiors, interior design, and FF&E. Her work at SBLM Architects helped me gain experience in K-12 NYC SCA, public, private school and university projects in NYS. Her work at JWA Architects & Lind Design in Westchester introduced her to the design & construction of single-family homes & commercial spaces in Westchester, NY and beyond.
Karen works closely with clients, vendors, fabricators, contractors, engineers, lighting and audiovisual consultants, and interior designers, while managing all phases of work. She believes that the project starts at the introductory meeting, listening to their needs and wants and engaging the owner in the design process at an early stage, from their input in budget, schedule, and programming, to selecting finishes and reviewing contractors’ bids together. She conducts surveys herself to understand all existing conditions at the start of project, allowing her to provide accurate design advice. She enjoys conducting construction visits to review the project progress and address field conditions on the spot. The end result is to create spaces that are beautiful, functional, and budget friendly. Her diversity, communication, collaboration skills, and attentiveness to the clients’s needs enable her to lead multiple projects at any stage of a project, while ensuring overall project success.
Daniel is a multidisciplinary designer with over 20 years of experience across architectural, experiential, and product design. He specializes in developing concepts and producing high-quality 3D visualizations that help clients clearly understand the potential of a space. He brings a strong balance of creativity and technical precision to residential and architectural projects.
His hands-on experience includes working at Oriana Architecture on a wide range of residential design solutions—home extensions, custom deck additions, kitchen and bathroom renovations, and comprehensive yard and outdoor space design. These projects strengthened his ability to resolve functional challenges, integrate new interventions seamlessly with existing structures, and shape spaces that enhance everyday living.
Daniel’s work also includes the development of innovative design solutions, including patented projects, reflecting his ability to think beyond convention and push ideas into new territory. He excels at translating early concepts into refined visual and spatial narratives while coordinating seamlessly with designers, architects, and contractors to ensure design intent carries through to execution. His work is driven by thoughtful problem-solving, clean aesthetics, and clear communication—delivering designs that elevate both function and experience.

Zoe Fellner, Business Coordinator
Zoe Fellner has a passion for beautiful and simple things, done right. Soon to pursue her college dreams in Business Management, Finance and Real Estate, Zoe is already a driving force in the Oriana Architecture team. She is self-motivated and possesses a strong work ethic, excellent communication skills and a proven record as a reliable project administrator. She prepares, processes and tracks all project-related documents, coordinates client presentation materials, and conducts material research. Zoe provides support to the Permit Filing Phase, handling permit applications and working closely with authorities at all building departments. She is certified in Bloomberg Finance Fundamentals, is a member of the Pelham Together’s Youth Council and Do Something Club, among other activities. She enjoys skiing in Vermont, Utah, Colorado, Maine, and New York.
